Hill Area stands apart from every other district in El Gouna through its elevated setting. Where most areas sit at sea level around lagoons and canals, Hill Area rises 8 to 15 metres higher. The result is an open view that runs from the green fairways of the golf course to the lagoon and the Red Sea on the horizon.
The district is young compared with Downtown or Marina. Over the past decade Orascom Development has built new villa clusters here in a modern style that contrasts with the traditional Kasbah look of the old centre. Plots are larger, streets are wider and planting is richer, so Hill Area reads as a calm villa village inside the resort.
The character is clearly residential. There are no restaurants or shops in the district itself. Residents take the buggy to Downtown for groceries or to Marina for an evening out. That distance keeps the quiet that permanent residents value, but it also means you need a buggy or car for daily life.
